ALT-DOC LOANS

Alt-doc home loans in Brisbane
help your income tell its story

You put the work into building your business. Your home-loan application should make sense of that work, even when standard tax documents do not tell the whole story. Monet helps eligible self-employed borrowers explore alt-doc and low-doc options using lender-accepted income evidence.

THE SHORT ANSWER

What is an alt-doc home loan?

An alt-doc home loan is designed for eligible self-employed borrowers who cannot provide the standard income documents required for a fully verified loan. Depending on the lender, acceptable evidence may include business bank statements, BAS, an accountant’s letter or other records. It is not a no-document loan, and pricing or deposit requirements may differ.

WHY STRUCTURE MATTERS

Alternative documents still need to tell a consistent story.

A profitable business can look out of date on paper when the latest tax returns have not been lodged, the business has recently changed structure or the current trading year is materially stronger. That does not remove the need to verify affordability – it changes the evidence pathway.

Monet checks which documents are current, consistent and acceptable under each lender’s policy. We also compare an alt-doc solution with waiting for full verification, because speed, rate, fees and future refinance options all matter.

WHERE IT MAY FIT

Three situations worth exploring.

Eligibility and suitability depend on the full scenario. These are starting points, not approval promises.

01

Financials are not current

Use available trading evidence to test whether an alt-doc pathway is viable now or whether updated returns will produce a better result.

02

Income is complex

Map company, trust and personal income so the requested evidence is consistent with the actual structure.

03

Timing matters

Assess the cost of acting sooner against the pricing, deposit and evidence benefits of a fully verified application.

PREPARE THE FILE

What the lending conversation needs.

Requirements vary materially by lender. The file still needs a reasonable, supportable view of income and the ability to repay.

  • ABN and GST registration history
  • Business bank statements
  • Business Activity Statements
  • Accountant confirmation where accepted
  • Asset, liability and credit-conduct evidence

USEFUL TO KNOW

Questions about low / alt-doc loans.

Are low-doc and alt-doc loans the same?

The terms are often used interchangeably, although lenders use different product names and evidence rules. In both cases, the borrower provides alternative proof of income rather than no proof at all.

Do alt-doc loans have higher interest rates?

They can have different pricing, fees or loan-to-value limits because the verification method differs. The gap varies by lender and scenario, so we compare the total cost rather than assuming.

Can a new business qualify for an alt-doc loan?

Possibly, but minimum ABN, GST registration and trading-history requirements vary. Relevant prior experience and strong evidence may help with some lenders, but approval is never automatic.

Can I refinance to a full-doc loan later?

Potentially, once the required tax returns or financial statements are available and the application meets standard policy. Future refinance cost and timing should be considered when choosing the initial loan.
