THE SHORT ANSWER

What is a bridging loan?

A bridging loan is short-term finance that can help purchase a new property before an existing property sells. The lender assesses the temporary peak debt and the expected end debt after sale. Approval relies on serviceability, valuations, sale assumptions and a credible exit within the lender’s allowed bridging period.

WHY STRUCTURE MATTERS

The useful number is not only the purchase price. It is the peak debt.

Bridging can reduce the pressure to sell first or line up simultaneous settlements, but it introduces timing, valuation and interest risk. Some structures capitalise interest during the bridging period; others require payments along the way.

Monet models conservative sale proceeds, selling costs, both property values and the debt expected to remain. We also compare non-bridging alternatives so convenience can be weighed against cost and certainty.

WHERE IT MAY FIT

Three situations worth exploring.

Eligibility and suitability depend on the full scenario. These are starting points, not approval promises.

01

Upgrade before selling

Secure the next home while allowing time to prepare and market the current property.

02

Manage settlement gaps

Cover a short mismatch where purchase and sale settlements cannot occur on the same day.

03

Build or renovate first

In some scenarios, fund the transition while the replacement property is completed, subject to specific lender policy.

PREPARE THE FILE

What the lending conversation needs.

A lender needs confidence in both the temporary position and the end position. Optimistic sale estimates can undermine the entire structure.

  • Contracts or purchase details
  • Current property and loan information
  • Independent valuation evidence
  • Estimated sale proceeds and costs
  • Income, liabilities and proposed exit date

USEFUL TO KNOW

Questions about bridging loans.

How long does a bridging loan last?

The maximum period varies by lender and whether the new property is complete or being built. The expected sale timeframe should include a practical buffer, not only the ideal campaign date.

Do I make repayments during the bridging period?

It depends on the product. Interest may be paid, partly paid or capitalised to the loan, subject to limits. Capitalised interest increases the balance and must be included in the peak-debt calculation.

What happens if my existing home sells for less than expected?

The remaining end debt will be higher. Conservative sale assumptions, accessible buffers and a clear fallback plan help manage this risk before you commit to the purchase.

Can I get bridging finance before my current home is listed?

Some lenders will consider it, subject to valuations, serviceability and a credible sale strategy. Policy varies, and approval conditions may require the property to be listed or sold within a set period.
