THE SHORT ANSWER

How do commercial property loans work?

A commercial property loan funds premises such as offices, warehouses, retail space or eligible mixed-use property. Lenders assess the borrower, property, lease or business cash flow, deposit, valuation and exit. Compared with home loans, commercial terms, fees, repayment periods and lender appetite vary more widely.

WHY STRUCTURE MATTERS

The property is security. The repayment story still needs to work.

An owner-occupied purchase is assessed partly through the trading business that will meet repayments. An investment purchase also depends on tenant quality, lease terms, property type and concentration risk. Specialist assets can attract different valuations and deposit requirements.

Monet structures the request around use, ownership, GST and entity advice, lease profile, cash flow and the longer-term exit. We coordinate with your accountant and solicitor without substituting for their tax or legal advice.

WHERE IT MAY FIT

Three situations worth exploring.

Eligibility and suitability depend on the full scenario. These are starting points, not approval promises.

01

Owner-occupied premises

Buy the location your business operates from and align the property debt with trading cash flow and ownership advice.

02

Commercial investment

Assess rent, lease strength, property type, gearing and the effect of vacancy or rollover risk.

03

Refinance or equity

Review an existing facility for pricing, term, security release or capital needs, after fees and valuation impacts.

PREPARE THE FILE

What the lending conversation needs.

The information needs to explain both the property transaction and the entity that will own or service the debt.

  • Contract and property details
  • Lease or proposed occupation
  • Business and borrower financials
  • Deposit and funds-to-complete evidence
  • Valuation, ownership and exit information

USEFUL TO KNOW

Questions about commercial property loans.

How much deposit is needed for commercial property?

It varies by lender, property type, location, lease and borrower strength. Commercial valuations and lender loan-to-value limits can differ materially, so contribution should be tested before committing.

Are commercial loan terms shorter than home loans?

Often, although longer terms may be available. Commercial facilities may also have review dates, covenants, balloon balances or different amortisation periods, all of which should be compared.

Can I use residential property as security?

Some lenders allow residential property to support a commercial facility. That may improve terms but exposes the home or investment property to business-related debt, so the risk and release strategy should be clear.

Can an SMSF buy business premises?

A complying SMSF may be able to acquire eligible business real property, subject to current superannuation rules and specialist advice. The lending and legal structure must be coordinated before contract.
