THE SHORT ANSWER

Can an SMSF borrow to buy property in 2026?

SMSF borrowing is permitted only in limited circumstances, commonly through a limited recourse borrowing arrangement (LRBA). Under rules applying from 10 August 2026, real property acquired through an LRBA must be business real property. The fund’s strategy, legal structure, compliance and lending each require specialist advice before any contract is signed.

Important current-rule note

Importantly, the ATO states that, from 10 August 2026, an LRBA can only be used to acquire real property if it is commercial real property. Get current SMSF legal, tax and financial advice before acting.

WHY STRUCTURE MATTERS

The lending is one workstream inside a legal and investment framework.

In this structure, an LRBA uses a specific holding arrangement and limits the lender’s recourse to the acquired asset. Meanwhile, lender requirements sit alongside superannuation law, the fund deed, investment strategy, liquidity and related-party rules.

We provide credit assistance and coordinate with your licensed financial adviser, accountant and SMSF solicitor. However, we do not provide financial, tax or legal advice, and we recommend confirming current eligibility before choosing or contracting on a property.

WHERE IT MAY FIT

Three situations worth exploring.

Eligibility and suitability depend on the full scenario. These are starting points, not approval promises.

01

Commercial property

Explore finance for eligible business real property once the advice team has confirmed the asset and strategy comply with current rules.

02

Purchase planning

Test lender appetite, contribution, liquidity and entity requirements before a contract creates avoidable problems.

03

Existing LRBA review

Review an existing compliant facility for pricing or structure, recognising that a refinance must preserve the required legal arrangement.

PREPARE THE FILE

What the lending conversation needs.

The fund, members, property and legal structure are all part of the lending assessment. For example, requirements can change quickly and differ by lender.

  • SMSF and bare/holding trust deeds
  • Fund financials and member statements
  • Contribution and liquidity evidence
  • Contract, lease and property details
  • Advice and solicitor confirmations where required

USEFUL TO KNOW

Questions about smsf loans.

Can an SMSF LRBA buy a residential investment property now?

Under the rules applying from 10 August 2026, the ATO states that an LRBA can only acquire real property if it is business real property. Obtain current specialist advice about your proposed asset and circumstances.

What is business real property?

It is generally real property used wholly and exclusively in one or more businesses, subject to the superannuation-law definition and limited exceptions. Your SMSF lawyer and adviser should confirm whether a specific property qualifies.

Who should sign the property contract?

The correct purchasing party depends on the deed, state law and structure. Have your SMSF solicitor confirm it before signing; a lender approval cannot repair an unsuitable contract or trust arrangement.

Can Monet advise whether an SMSF property strategy is suitable?

No. Monet provides credit assistance. A licensed financial adviser, SMSF accountant and solicitor should advise on suitability, compliance, tax and legal structure. We coordinate the lending information with them.
