Saving a deposit while paying rent can make your first home feel a long way off. A family guarantor may help an eligible buyer bridge that gap and buy sooner. Monet helps borrowers and their families understand the options, the guarantee and the plan for releasing it, so everyone can make an informed decision.

THE SHORT ANSWER

What is a family guarantor home loan?

A family guarantor home loan uses a limited guarantee – often supported by equity in a family member’s property – to strengthen a borrower’s purchase. It may reduce the cash deposit or lender’s mortgage insurance, but the guarantor’s property and finances are exposed if the borrower defaults. Independent legal advice and a clear release strategy are essential.

WHY STRUCTURE MATTERS

The help should be meaningful. The guarantee should not be open-ended.

A guarantor structure is not simply a larger home loan. It creates obligations for separate people whose goals, retirement plans and risk tolerance may differ. The borrower must still demonstrate capacity to repay the full loan.

We explain the proposed limit, securities and release triggers to both sides, while recognising that the guarantor needs independent legal and, where appropriate, financial advice. We do not treat family support as a substitute for a sustainable budget.

WHERE IT MAY FIT

Three situations worth exploring.

Eligibility and suitability depend on the full scenario. These are starting points, not approval promises.

01

Bridge a deposit gap

Use a limited amount of family equity to support the purchase rather than necessarily guaranteeing the entire debt.

02

Reduce upfront cost

Test whether the structure can reduce lender’s mortgage insurance while accounting for valuation, legal and loan costs.

03

Create an exit

Set review points for releasing the guarantee through repayments, capital growth or refinancing when policy allows.

PREPARE THE FILE

What the lending conversation needs.

Both the borrower’s application and the guarantor’s position need careful documentation, even though the borrower remains responsible for repayments.

  • Borrower income and deposit evidence
  • Guarantor property and loan statements
  • Valuations for relevant securities
  • Identity and liability information
  • Independent legal advice for guarantors

USEFUL TO KNOW

Questions about guarantor loans.

Does a guarantor make the repayments?

No. The borrower is expected to make all repayments. The guarantor may become liable up to the guaranteed amount and associated costs if the borrower defaults and the lender enforces the guarantee.

Does the guarantor need to guarantee the whole loan?

Often the guarantee can be limited to an agreed portion plus relevant costs, depending on lender policy. The exact legal effect must be explained by the guarantor’s independent solicitor.

When can a guarantor be released?

Release is subject to lender approval. It may become possible after repayments or value growth reduce the effective loan-to-value ratio, provided the borrower can meet the lender’s policy on their own.

Can parents use cash instead of their home as security?

A gifted deposit or other family support may be possible and can avoid a guarantee, but each option has different ownership, documentation and family consequences. Obtain legal and financial advice before transferring funds.
