NON-CONFORMING LOANS
Home loans with credit issues
a clearer way forward
A difficult chapter does not tell your whole story. If past credit issues or unusual circumstances have left you unsure where to turn, Monet offers a conversation without judgement. Your Brisbane broker will look at what happened, where you are now and whether a suitable specialist home-loan option is available.

THE SHORT ANSWER
What is a non-conforming home loan?
A non-conforming home loan is designed for an eligible borrower whose income, credit history, property or circumstances fall outside standard lender policy. It may help after credit issues, arrears or unusual income, but can carry higher rates, fees or deposit requirements. The cause, current conduct and a realistic pathway back to mainstream lending matter.
You would probably benefit from working with us if…
You want to buy or refinance a home, but past credit issues or circumstances outside standard lender policy have made the path unclear.
- You have had defaults, missed payments or a setback and want someone to understand what happened and what has changed.
- You are ready to share your credit history and current finances so we can assess potential options before lodging an application.
- You want an honest view of specialist home loans, their costs and whether applying now or improving your position first makes more sense.
WHY STRUCTURE MATTERS
The history needs context. The current position needs evidence.
A credit score is not the whole application. Lenders may look at what occurred, how long ago it happened, the amount involved, whether it has been resolved and how accounts have been conducted since. Undisclosed issues usually create more difficulty than explained ones.
Monet obtains the facts before suggesting a pathway. Sometimes the best action is to apply now; sometimes it is to correct a report, build clean conduct, reduce debt or wait. We make that distinction clear.
WHERE IT MAY FIT
Three situations worth exploring.
Eligibility and suitability depend on the full scenario. These are starting points, not approval promises.
01
Past credit events
Assess paid or unpaid defaults, missed payments, arrears, hardship or other events against current specialist policy.
02
Non-standard income
Consider complex, irregular or recently changed income where evidence does not fit mainstream assessment.
03
A staged recovery
Use a specialist loan only when there is a practical reason and a credible review or refinance plan.
PREPARE THE FILE
What the lending conversation needs.
Accuracy matters. A complete credit report, clear explanation and evidence of the improved position help avoid wasted applications and further enquiries.
- Current comprehensive credit report
- Statements showing recent conduct
- Evidence explaining key credit events
- Income, expenses and liabilities
- A budget and refinance/review objective
USEFUL TO KNOW
Questions about credit issues & non-conforming.
Can I get a home loan with a default?
Possibly. The answer depends on the type, amount, date, status and explanation, as well as your current income, deposit and account conduct. Lender policies differ substantially.
Will checking my credit report hurt my score?
Requesting your own credit report is not the same as making a new credit application. Reviewing it first can reveal errors or issues that should be addressed before a lender enquiry is created.
Are non-conforming loans always permanent?
No. Some borrowers use a specialist loan as a transitional solution and later refinance when their credit, income evidence or equity improves. A future refinance is not guaranteed, so the initial loan must still be affordable.
Should I apply to several lenders to see who approves me?
Multiple applications can create additional credit enquiries and still miss the right policy. It is usually better to investigate the facts and likely lender fit before lodging an application.
