Does negative gearing increase borrowing capacity?

Some lenders include a tax benefit, but rental shading, property costs and loan commitments still apply.

Short answer

Negative gearing can improve a lender's serviceability calculation when its policy recognises the expected tax benefit, but it does not automatically increase borrowing capacity. The lender still shades rental income, includes property expenses and assesses loan repayments at buffered rates. Methods differ, so the same property can produce different results.

How the tax benefit enters the calculation

A negatively geared property has deductible expenses greater than assessable rental income. Some lenders estimate how that loss may reduce income tax and add part of the benefit to available income. Others use a different method or require evidence. The calculation is not personal tax advice.

  • Rental income is commonly reduced for serviceability.
  • Existing and proposed debts receive buffered repayments.
  • Rates, strata and other property costs still matter.
  • Tax treatment depends on ownership and use of funds.

A tax deduction does not remove a cash loss

A deduction returns only part of an eligible expense through the tax system. The investor must still fund the interest, vacancy, repairs and other costs when they occur. Borrowing capacity and personal affordability should therefore be tested separately.

Why lender results vary

One lender may calculate a notional tax benefit from the property's assessed loss and the borrower's tax rate. Another may use a standard add-back, limit the benefit or exclude it in certain structures. Trusts, companies and multiple owners can be treated differently. The lender also decides how much rent to accept and how to assess existing investment loans. A larger tax benefit in a calculator does not make the overall product suitable or the personal cash flow safe.

Use realistic property cash flow

Prepare expected rent, interest, rates, insurance, management, strata, land tax where relevant and a maintenance and vacancy allowance. Then apply your own tax advice separately. Test higher rates and a period without rent. A property that passes a lender calculator can still place pressure on the household if actual expenses are higher. The investment should be assessed on long-term objectives and risk, not only on the amount a tax deduction appears to improve servicing.

Keep loan purposes clean

Interest deductibility usually follows how borrowed money is used, not which property secures it. Mixed redraws and private spending can complicate the calculation. Separate loan splits and clear transfers can make records easier, but tax advice should guide the structure before funds move. Do not claim a projected tax benefit in personal budgeting without confirming ownership, use and likely taxable income. The lender's servicing treatment does not determine the ATO outcome.

Questions to ask before you proceed

  • How much verified rent will the lender use and which property expenses are included?
  • How are my existing investment debts and future principal repayments assessed?
  • Which parts of the proposed structure need separate registered tax advice?

Key takeaway

Negative gearing may help a lender's calculation, but the investor still needs to fund the real after-tax cash flow.
