Refinancing

How long does refinancing a home loan take?

A straightforward refinance can move quickly, but valuation, documents and discharge processing set the pace.

Short answer

A straightforward Australian refinance often takes about four to six weeks from complete application to settlement, but it can be faster or much slower. The time depends on document quality, valuation, lender assessment, approval conditions, mortgage documents and how quickly the current lender processes the discharge request.

The main stages

The process normally includes strategy and comparison, document collection, application, valuation, credit assessment, conditional approval, outstanding conditions, formal approval, loan documents, discharge coordination and settlement. A delay at any stage affects the final date, so an indicative time frame is not a guarantee.

  • Provide complete and current documents at the start.
  • Submit the discharge form when instructed.
  • Respond quickly to valuation or approval conditions.
  • Allow extra time for fixed loans, trusts or multiple securities.

Approval is not settlement

After formal approval, documents must be issued, signed and certified where required. The new and existing lenders then arrange settlement through the relevant electronic or legal process. The old lender controls part of this timing.

What commonly causes delays

Missing statements, inconsistent names, expired identification, unclear income, unfinalised tax returns, valuation access and undisclosed liabilities are common causes. Self-employed, trust and company applications can require additional financial or structure documents. A cash-out request may need evidence of purpose. If the property has title issues or more than one security is being released, legal work can add time. Review the application pack for completeness before submission rather than supplying documents one at a time.

The current lender must release the mortgage

A signed discharge authority tells the existing lender to prepare the release. Processing periods differ, and the lender may contact you with a retention offer. Do not ignore verification calls or assume the broker can sign on your behalf. Provide the form at the correct stage and confirm any linked credit cards or accounts that will close. If the refinance has a deadline, such as a fixed-rate expiry or property purchase, communicate it early but keep contingency time.

How to keep the process moving

Use clear PDF statements, provide every page and avoid screenshots when formal documents are available. Keep income and expense information accurate, sign documents promptly and maintain the existing loan until settlement. Do not make large unexplained transfers or obtain new credit without telling the lender. Ask which conditions remain and who is responsible for each one. A clean application can reduce avoidable delay, but valuation and lender workloads still sit outside the applicant's control.

Questions to ask before you proceed

  • What is the net saving after every discharge, application, valuation and ongoing fee?
  • How long is the break-even period if the remaining loan term stays the same?
  • Which valuation, income or policy issue could still change the approval or pricing?

Key takeaway

Plan for four to six weeks, provide a complete file and avoid committing to a date until settlement is confirmed.
